“Scioto is not just positioned as a leader in the industry because of Stadion’s expertise, but with their guidance, they helped us to source an institutional investor to take us to the next level”

-Dave Potts, Original Founding Partner, Scioto Properties

Scioto Properties  x Stadion

Background: Scioto acquires and leases its portfolio of 835 residential properties to care providers serving individuals with intellectual and developmental disabilities (I/DD).  Additionally, Scioto offers property design and building oversight services, either renovating existing homes or constructing new properties to meet specific needs. Scioto is the largest national provider of real estate leasing in the DD industry.

Impact of Stadion’s Ownership: To facilitate growth, Scioto required debt and equity capital. Stadion identified debt and preferred equity investors to fund the company. Two years after our investment, Stadion introduced a large institutional investor to support Scioto’s explosive growth. In 2015, the company was recapitalized to provide the founders with liquidity and additional capital for growth. Stadion rolled over 100% of its equity and contributed additional capital in 2016 to support further expansion.
